Standard Operating Procedure

Cleaning and Flushing

SOP #: 6.006 Rev. 1

1 Purpose

1.1 To establish a standard procedure for cleaning and flushing of HVAC piping (e.g. chilled water, hot water, steam, and steam condensate).

2 Scope

2.1 This procedure applies to all Therma projects requiring cleaning and flushing test for HVAC piping (e.g. chilled water, hot water, steam, and steam condensate).

3 Responsibility

3.1 Therma’s service personnel/field foreman shall perform the tasks listed below.

3.2 Therma’s Project Manager(PM) is responsible for coordinating with the service personnel/field foreman to complete the cleaning and flushing.

3.2.1 Therma PM may choose to assign cleaning and flushing activities to a subcontractor only after reviewing and approving subcontractor procedure documents.

4 Procedures

4.1 Planning Phase

4.1.1 Make sure that the piping to be cleaned & flushed has completed the pressure test.

4.1.2 Project Manager shall notify the general contractor or customer 24 hours prior to performing the cleaning and flushing.

4.1.3 Project Manager shall schedule the cleaning and flushing with subcontractor company or service personnel/field foreman.

4.1.4 Project Manager shall submit a copy of material safety data sheet (MSDS) of the chemical cleaning agent used in the cleaning to the customer for approval.

4.1.5 Project Manager shall provide a copy of piping drawing(s) to service personnel/field foreman for marking up the cleaning and flushing loops/piping area.

4.2

If required (e.g. piping, hose, pumps, tanks, etc.), make sure that necessary temporary equipment has been connected to the pipe assemblies.

4.3

Add cleaning solution in proper dilution. Use Trisodium Phosphate (TSP) cleaner at rate of 2 pounds per 100 gallons of capacity while system is being filled.

4.3.1 If other cleaning solutions are to be used per project specifications, the PM shall provide the manufacturer's instructions for the preparation of solutions.

4.4

Monitor the system pH to ensure pH ≤10.5.

4.5

Circulate the chemical in the loop for duration to allow proper cleaning.

4.5.1 When TSP is used, the cleaning solution shall be circulated between 24 and 48 hours with velocities in pipes between 2 and 10 feet per second (ft/s).

4.6

After the cleaning, drain the system, fill with fresh water and thoroughly flush.

4.7

If any Y-strainer baskets are available in the cleaning piping assembly, remove and inspect the Y-strainer baskets randomly. If excessive particulates are found in the strainers, remove and clean the strainers.

4.8

Disconnect and remove all temporary equipment. Bring the piping system back to normal operating condition.

4.9

Service personnel/field foreman shall fill out data on the cleaning and flushing log, FN 6.006.1 and highlight the cleaning area on the drawings.

5 Review and Approval

5.1 Service personnel/field foreman shall submit the cleaning and flushing log and drawings to Project Manager.

5.2 Project Manager shall collect the log and drawings from the field and submit them to the customer for record.
